Key Modules of Real Estate ERP in Bangladesh

The key modules of real estate ERP are land and project management, unit sales and booking, customer installments, project costing, purchase and store, contractor billing, accounts, CRM, HR and payroll, and management reports. Together they cover the full life of a property project, from buying land to handing over the keys.

Below, we explain each module in simple words, what it should do, and what questions to ask a vendor. If you are new to the topic, start with our complete guide to real estate ERP in Bangladesh.

Module 1: Land and project management

Every project begins with land. This module keeps the basics in order.

What it should do

  • Record land details: plot number, area, location, owner and deed information.
  • Track land purchase cost, registration cost, brokerage and other related spending.
  • Set up projects, phases, blocks, buildings and floors.
  • Store approval dates and documents.

Why it matters. Land is usually the biggest cost in the project. If the land cost is not tied to the project, your profit report will be wrong from the first day.

Module 2: Unit inventory, pricing and booking

This is the sales engine. Every flat, shop, office or plot is a unit with its own record.

What it should do

  • Keep a unit list with floor, size, view, facing, parking and price.
  • Show live status: available, on hold, booked, sold or handed over.
  • Hold units for a limited time and release them automatically.
  • Manage price lists, discounts and offers.
  • Generate booking forms and allotment letters.

Ask the vendor: Can a unit be sold twice by mistake? What happens when a booking is cancelled? Can I see who changed a price and when?

For a deeper look, read flat and apartment sales software.

Module 3: Customer payments and installments

Most buyers pay in parts over months or years. This module keeps those schedules clean.

What it should do

  • Create payment plans: booking money, down payment, monthly installments, special installments.
  • Show due, paid and overdue amounts by customer.
  • Send reminders by SMS or email.
  • Handle late charges, rebates and plan changes.
  • Print money receipts and customer statements.
  • Manage cancellations, refunds and transfers.

Why it matters. Collections are your cash flow. A missed installment list can cost lakhs in delayed money.

Ask the vendor: Can I change a schedule for one customer without breaking the others? Can I see a due list by project and by date range?

Module 4: Transaction and document management

A property deal involves paper. This module keeps it in one place.

What it should do

  • Store agreements, registration documents, NID copies and photos against each customer and unit.
  • Track steps such as agreement signing, registration, mutation and handover.
  • Set reminders for pending documents.

See our notes on transaction management software.

Module 5: Project costing and budget control

This module tells you if the project is making money.

What it should do

  • Set a budget by project, phase and cost head such as land, structure, finishing, utilities and approvals.
  • Compare budget against actual spending in real time.
  • Alert managers when a head crosses its limit.
  • Show cost per square foot.

Ask the vendor: Can I see the cost of one building within a larger project? Can I move cost between phases with approval?

If you build as well as sell, see construction ERP software in Bangladesh and ERP for project development.

Module 6: BOQ and estimation

The Bill of Quantities lists each work item, quantity and rate. A BOQ module helps you plan material and labor before the work starts, then compare against real use.

What it should do

  • Create and revise BOQs by work item.
  • Link BOQ items to purchase and store.
  • Track work progress against the BOQ.

Read more in BOQ management software.

Module 7: Purchase, store and site inventory

Cement, rod, brick, sand, tiles, sanitary items. Material is a large part of cost, and also a large source of leakage.

What it should do

  • Raise purchase requisitions from the site.
  • Compare supplier quotes and approve purchase orders.
  • Record goods received and check against the order.
  • Track stock at every site store, and transfer between sites.
  • Show material use against BOQ.

See supply chain and vendor management ERP and hardware and building materials ERP.

Module 8: Contractor and subcontractor management

Much of the work is done by contractors. You need to pay them fairly and on time without overpaying.

What it should do

  • Keep work orders and rates.
  • Create running bills based on measured work.
  • Handle retention money and advances.
  • Show total paid and balance for each contractor.

See our guide to contractor management systems and site scheduling software.

Module 9: Accounts and finance

Everything above should post to accounts automatically. You should not enter the same sale twice.

What it should do

  • General ledger, cash book and bank book.
  • Customer and supplier ledgers.
  • VAT and tax handling for Bangladesh.
  • Project-wise profit and loss, trial balance and balance sheet.
  • Budget and cash flow forecast.

See finance and accounting for real estate.

Module 10: CRM and lead management

Sales do not start at booking. They start with a phone call, a Facebook inquiry or a site visit.

What it should do

  • Capture leads from calls, forms, social media and walk-ins.
  • Assign leads to sales staff and track follow-ups.
  • Record site visits and notes.
  • Show a pipeline from new lead to booking.
  • Report on which source brings real buyers.

Module 11: HR and payroll

Office staff, sales agents, site engineers, daily workers. Each has a different pay style.

What it should do

  • Attendance, including biometric machines and site check-in.
  • Leave, overtime and bonus.
  • Monthly salary sheets and payslips.
  • Sales commission for agents.

See HR and payroll for real estate and construction and construction payroll ERP.

Module 12: Property and facility management

After handover, many developers keep managing the building. They collect service charges, handle repairs and rent out unsold units.

What it should do

  • Track rent, service charges and utility bills.
  • Log maintenance requests and assets.
  • Manage tenants and leases.

Look at PinPMS, property management software and facility management software.

Module 13: Reports and dashboards

A module list means little if you cannot see the results. Ask for these reports in your demo:

  • Unit status by project
  • Sales and collection summary
  • Customer due and overdue list
  • Project-wise cost against budget
  • Project-wise profit
  • Stock at each site
  • Cash and bank position
  • Contractor payable list

Which modules should you start with?

You do not need everything at once. A sensible order for most developers:

  1. Unit inventory, booking and customer payments
  2. Accounts
  3. Purchase, store and project costing
  4. Contractor billing and BOQ
  5. CRM
  6. HR and payroll
  7. Property management

This gets your money tracking right first, then your cost control.

How to judge a module list

Vendors love long lists. Use these questions instead.

  • Does each module share data with the others, or is it a separate tool?
  • Can you show me this module working live with a real project?
  • What is included in the base price, and what is an add-on?
  • Who built it, and for which industry?
